Moving to Mexico and Building a Real Estate Business with eXp Realty

When the world was shutting down in 2020, I was opening a new chapter. I moved to Mexico, rebuilt my career from the ground up, and joined eXp Realty as one of the first agents in the country. This post shares how I adapted, closed my first deals, and built a scalable system to help other agents grow through collaboration, tech, and strategic execution.

Why I Moved to Mexico in 2020

Canada had been home since I was nine, but in 2020 I returned to my roots. I was ready for a lifestyle shift, more autonomy, and a reset with purpose. Mexico offered lower living costs, high-growth markets, and the freedom to architect something meaningful.

I didn’t move to retire. I moved to rebuild.

Real estate had always been part of my world, but this time I approached it differently. I went virtual, independent, and system-first from day one.

My family and I started out in a coastal town, working online and studying the local market. We saw the opportunity quickly and laid the groundwork with structure and intent.

Christy's Leap and Our New Life in Oaxaca

What made the move possible was having someone bold enough to back it. My wife, Christy Ramadge, left behind her career as a nurse in Melbourne and trusted a vision without borders. No fallback. No soft landing. Just full commitment.

We arrived in Oaxaca City and moved into a beautiful new penthouse, ready to build something scalable. Christy dove into the journey and together we built a foundation that fused lifestyle and leadership.

Joining eXp Realty Mexico as One of the First Agents

At the time, eXp Realty had just launched in Mexico. There was no blueprint, no office, no fixed structure—only a cloud-based model and a window to build.

I joined as one of the first agents nationwide. That meant figuring out compliance, adapting workflows, and serving clients with precision and autonomy.

eXp’s infrastructure gave me the CRM, marketing, training, and backend tools I needed to operate at scale. It also lets me assist other agents in deploying their systems virtually and securely.

Closing My First Deals and Learning the Market

Early deals hinged on trust. Buyers asked: Can I purchase property in Mexico? Is it legal? Safe? Navigable?

I focused on education. Walked clients through every step. Partnered with developers and attorneys. Learned the landscape and documented everything.

With those first transactions came confidence. I built onboarding flows, video walk-throughs, templates in English and Spanish, and client comms mapped to key milestones.

Referrals accelerated, and the business scaled.

From Consulting to Agent Coaching at eXp

Before joining Mexico, I spent a decade helping top-producing agents enhance their branding, CRM systems, and marketing and sales strategies. At eXp, I translated that into real-time implementation.

I offered agents CRM builds, branding kits, automations, and other tools ready for deployment. Not just guidance, but plug-and-play business models that they could activate fast.

My priority became launching scalable agent ecosystems that are audit-ready and built for growth.

What Makes eXp Realty Mexico Different

  • 100 percent cloud-based model

  • No rent, no franchise fees, full autonomy

  • Revenue share and equity opportunities

  • Global training and support in both English and Spanish

  • Freedom to scale across borders with compliance built-in

Mexico is seeing massive investment from U.S. and Canadian buyers. Developers are actively seeking aligned partners. Agents with clear systems can move quickly, safely, and profitably.

Tips for Agents Looking to Move to Mexico

  • Build your tech stack with your CRM, calendar, and contract tools

  • Get licensed or legally aligned with a broker

  • Find your niche in retirees, investors, relocators, and developers

  • Build relationships locally and online

  • Use automation to stay responsive and efficient

Legal Requirements for Foreign Agents

You don’t need to be a Mexican citizen to work in real estate, but you do need legal status to earn commissions. Partnering with a broker or setting up a legal entity, plus working with a tax attorney, is the best path. Stay compliant and disclose your role fully.

Best Locations for Real Estate Opportunities

Tulum: Strong demand for vacation and luxury rentals Oaxaca: Rich culture, growing buyer interest Mexico City: Urban professionals and nomadic buyers

Each region has a distinct rhythm. Choose based on your network, lifestyle, and operational runway.

Leaving Melbourne, changing industries, and moving to Oaxaca wasn’t just a relocation; it was the best choice we ever made. Christy backed the vision, and together we built the system and structure that now empowers others.
